The Role of a QS

The quantity surveyor is responsible for estimating what a construction project is going to cost. During construction, they are responsible for the financial control of the project ensuring that it remains in budget and that all additional costs are reported. And upon completion, they will sort out the final account and any disputes that may arise with regards to financial matters during the build.

The role of the QS has evolved in recent years, and the typical QS has become more varied and with a lot more responsibilities. When your building suffers flood or fire damage, the QS takes on the role of a Loss Assessor, and will deal with the insurance companies in ensuring that the repair work is covered in costs and completely quickly.
QS roles in Project Quantity Surveying and Building Quantity Surveying are now become more and more similar, where the role of estimating, project managing and cost accounting become the norm on both sides.

Quantity Surveyors are also important in the design of building in compiling budget targets and giving advice in how to reduce costs and alternatives in design to help clients build to their budget.

Project Management in appointing contractors and ensuring the job is completed on time is another vital part of the QS role. No one wants their build to be delayed, so the QS will work with all on site to get your build completed on

 

One Off House Builds/Extensions

If you are about to embark on building your own home, or looking to extend your current house, Hanton QS will provide you with all your needs to complete your build within your budget.

We start the process by discussing your plans and going through the details of the build, and the finish required and the budget set out. We can work the components of the build to suit your budget, and discuss where changes may be needed to tailor the build to your needs.

We will issue a Bill of Quantities with a full estimation of cost. This will detail all the materials and labour for the project, and the specification of the materials will also be detailed. Once the estimation is completed and finalised, Hanton QS will issue a detailed Cost Tracking Document which is individually prepared for your specific build. With this, you can keep an eye on all the costs of the build to make sure you are staying on budget.

For the construction phase, Hanton QS can offer further services for the effective running of your construction. We can procure and appoint Main Contractors or Subcontractors, keep a detailed monthly cost report, and ensure the build is being kept within budget. The Project Management of the job will also be included in this, and detailed programs of when work will be completed will be issued as the job progresses.

 

Main Contractors & Subcontractors

Hanton QS has extensive experience in working for and dealing with Main Contractors and Subcontractors. We can offer a range of services to suit your needs, as we understand that not every project will require a full time QS, but that the need for cost reporting and other QS services are still required.

Some of the particular services we can provide are:
• Preparation of estimates
• Tendering for large or small jobs and pricing Bills of Quantities
• Measuring and pricing off Drawing and Specification documents
• Assistance in Pre Qualification Documents, in particular for the New Form of Contract works
• Procurement of subcontractors/labour and the tender process for these
• Submitting Interim Valuations and Invoices for payment
• Reporting and submitting variations or other costs which may occur outside of the agreed contract
• Cash flow reporting
• Final account submissions and negotiations

 

Professional Quantity Surveying

Hanton QS can offer many services for Professional Quantity Surveying, whether it is direct for clients undertaking a construction project or for firms who are undertaking a project on behalf of a client.

Hanton QS can offer all of the normal services of the PQS. We will prepare the tender documentation based off the design team plans, prepare estimates and work with client and the design team with regards to the budget and keeping the project within its constraints.

Once the Tender Package is ready for issuing, Hanton QS will prepare the tender documents including BOQs and Forms of Tender. Upon receipt of the completed tenders, we will issue the tender reports and cost reports to the client with the recommendation of the most economically advantageous tenderer. We will undertake the contract agreement, and evaluate the monthly interim submissions and potential variations and design changes. We then agree the final account and sign off on the project.

If there is a need for a fast track project, we can undertake a negotiation project with the preferred contractor, and evaluate rates and ensure that the client is receiving the best value on their project.

 

Insurance Loss Assessment

Fire or flood damage to your home can be a really devastating experience, and we at Hanton QS aim to help as best we can to get your house or building fixed up and all costs covered as quickly as possible.

We will survey the house and prepare a valuation of the cost to repair and submit this to your insurance company or their representatives. We will work with them to agree a figure as quickly as possible and get the cover issued soon so that you are not inconvenienced for long and your home is restored to its original condition.

Hanton QS can also Project Manage the reinstatement works, and make appointments of builders or subcontractors to carry out the work and ensure all the costs are covered within your insurance payment. As most insurers don’t release the full amount until work has been completed, we will work with the contractors so that all work is carried out quickly and funds are released promptly.
